Dunedin has been voted the top place to live and retire and this is why... The city of Dunedin is nicknamed "Delightful Dunedin" because that is exactly what the the city is, it is just delightful. Dunedin's atmosphere is relaxing with small-town charm and artsy flare. This quaint town is situated in a subtropical setting, lining four miles of open waterfront on the Gulf of Mexico. Dunedin is rich in Scottish heritage, which is responsible for the city's high quality of life and very strong sense of pride and community involvement. The heart of Dunedin is downtown Main Street, full of diverse and colorful shops and restaurants. What could you not love about a quaint little downtown that has unique shops, fine bistros, coffee shops, fresh market, beautiful waterfront park and playground, fully equipped marina, fishing pier and so much more. Downtown Dunedin has a monthly calendar packed full of activities, festivals, shows, concerts and more. Within walking distance of Dunedin's downtown, you will find beautiful old brick roads with lovingly restored cottages and bungalows. The Dunedin stadium, which is home to the Toronto Blue Jays and the newly remodeled Dunedin library are just a short stroll down the road from Dunedin Main Street. If you like walking, jogging, running, biking or skating, you can jump right on the Pinellas Trail or take the trail by the ocean on Edgewater Drive.

Dunedin is a very dog-friendly community. You will find residents bringing their dogs everywhere and Dunedin has many activities lined up through the year for our four-legged friends to enjoy with us. You see things like Martigraw, talent shows and festivals just for dogs and their owners.

Two miles North of downtown Dunedin, you will find the Dunedin Causeway Beach, where you can launch your boat, fish from the bridge or open water, picnic, rent sailboats or kayaks and walk or bike the trail. When you continue to drive over the Dunedin Causeway, the road stops at the entrance to our #1 state park and beach, Honeymoon Island. When you go to Honeymoon Island, you can not only enjoy a beautiful sunset from the beach, you can take the trail, enjoy the nature park or playground or just take the ferry boat over to Caladesi Island. Caladesi Island is Florida's #1 most beautiful beach. Dunedin has a wide variety of residents, from young families to retirees and the city has absolutely the best of everything for anyone.

The real estate market has slowed everywhere and in every state. Dunedin has maintained its home values and home sales more than its surrounding cities. Dunedin real estate is in high demand for first-time home buyers, second home buyers and investment buyers. Many of our second home buyers look for condominiums, villas or townhomes in Dunedin. There are several 55+ condo communities that are very affordable as a seasonal home purchase. Buyers that are looking in Dunedin real estate to find a great condo under $60,000 will be looking at Heather Lake Condos, Patrician Oaks, Pinehurst Village Condominiums, Heather Ridge, Heather Hill, and Scotsdale Villa Condos. These are all 55+ retirement communities. There are plenty of other great condos that are under $90,000 in Dunedin. Harbour Oaks Condos and Townhomes, Douglas Arms, Heather Lake Heights, Mediterranean Manors, Pipers Glen, Victoria Palms and Lake Tiffany are some of the very nicely kept condo communities in Dunedin. If you would like to be in a condo and enjoy Duendin's waterfront right outside your back door, then you will want to see homes for sale in South Paula Pointe, Harbor Pointe Condos, Dolphin Pointe, Royal Stewart Arms, Island Towers, Edgewater Arms and Marina Place. Most of those complexes have water views and are within walking distance to the beach.

For a real estate buyer on a bigger budget, you will have to check out Dunedin's finest townhomes by the water. Townhouses that are just steps to the ocean, home buyers will want to check out San Ruffino, Seagate Villas, Bella Costa, The Preserve, Seaview Townhomes and the Dunedin Grande Condos. Prices in those Dunedin waterfront communities range from $400,000 to $900,000.

Dunedin is home to some very lovely neighborhoods of single family style homes. It is rare that you will find a single family home for under $100,000 but there are still homes affordably under $130,000. You will find these single family homes for sale in the Dunedin neighborhoods of Patricia Estates, Dunedin Isles, Dexter Park, Dunedin Lakewood Estates, Pleasant Grove and Lazy Lake Village. Just bumping up the price range a little bit will open up several more great single family home communities. The subdivision of Baywood Shore is a great one in which you can just walk over to the Dunedin Causeway Beach or jump right on the Pinellas Trail. Real Estate in Baywood Shores has recently sold from $120,000 for a small single family home to $800,000 for a large single family home backing up to the water, allowing you to have your boat right in your backyard. Other Dunedin communities in which you will find homes for $130,000 to $150,000 are Oak Lake Heights, Ravenwood Manor, Lofty Pine Estates, Idlewild Estates and Hillside Park.

If you are a home buyer looking for a Dunedin house for sale that has at least 3 to 4 bedrooms and some descent square footage under the roof, you will want to check out the real estate in Spanish Acres, Spanish Pines, Barrington Hills, Pinehurst Meadow and Oakland. Homes that sit on more expansive lots and don't look "cookie-cutter", you will want to search Spanish Trails. A Dunedin buyer can expect to find those homes priced around $225,000 for a 3 bedroom and around $250,000 to $300,000 for a 4 bedroom with a lot of square footage and a pool. There are some very nice houses for sale under $300,000 in Dunalta, Scottsdale Bluffs, Grove Terrace and Trails West. If you are a home buyer on a bigger budget of over $300,000 in Dunedin, you can get an expansive two-story house in Highland Woods, Weybridge Woods and Colonial Acres or you can get a spectacular house in historic downtown or even a home over-looking the water in Fenway on the Bay off of beautiful Edgewater Drive. Dunedin Shores and Shore Crest homes are a few more communities that you will find some amazing homes for sale.

Great Benefits of Dunedin Real Estate:

Another benefit to living in Dunedin, is the central location in Pinellas County, and the close proximity to Hillsborough County. Dunedin is located just north of Clearwater and south of Palm Harbor. If you work in Tampa or St.Petersburg it is located less then thirty minutes from both cities. If you are into boating or fishing there is unlimited options that will keep you busy for years to come. You can fish the saltwater flats off your boat, go out to the middle grounds from one of the many marinas in Dunedin, or you can fish off the Dunedin causeway.

Dunedin's Honeymoon Island:

Dunedin is also home to the famous Honeymoon Island. This park was ranked one of the best in the country. Inside Honeymoon are miles of pristine beach, a large child's park, long nature trails, a beach made for Dogs, and of course some of the best fishing in Florida. My family has been going to Honeymoon Island for over 20 years, and it is by far my favorite beach. Homes and other real estate in the area around this park has increased significantly over other areas in Dunedin.

In my opinion, one of the best features in Dunedin is Old Main Street. They have festivals year round, and the shopping and restaurants are second to none. If you like antiques Dunedin has shops everywhere you turn and the large assortment of antique shop types makes it a haven for treasure hunters.

There are over 50 restaurants in Dunedin to choose from, ranging from small family diners to fine dining steakhouse's.

You will never be bored here in Dunedin, but if you do get bored, you can always take a trip to St.Pete or Tampa and spend a day at one of the many museums or theme parks.

The wonderfully quaint city of Dunedin has some of the best dining spots around. The downtown area of Dunedin is perfect for an afternoon of shopping and grabbing a bite to eat at one of the many restaurants. If you are in the mood for Italian, try Bellini's Restaurant and get a delicious classic Italian dish. If you want a brunch bunch menu, you have to try Cafe Alfresco and sit on veranda enjoying the downtown Dunedin atmosphere.
